![]() The cost for the building permit was $198.59. He put together the drawing package I needed and submitted it to the city on my behalf. I had an old land survey from the 90's that he was able to use for my application. I used a designed that was referred to me by my contractor. We shook on it at the beginning of September '18 and I started the permit process. I figured those items would cost me around $5k so I was still ahead ~$18k. I would take on coordinating the design and permits as well as removing the tree. He gave me a price of $22k CAD for removing the existing structure, removing the flagstone, pouring the concrete pad and building the garage. To get another quote, I reached out to a family friend who does renovations and custom builds and conveniently lives a few hundred meters from me. I would still be on the hook for the driveway leading up to the garage. The first quote I received was for $45k CAD which included demolishing the existing structure, removing a 30' tree behind the shed, taking out the existing flagstone and then constructing a 18x24' garage on a concrete slab, design and permits included. Originally I had thought I would just add on to the rear of the existing structure but was told that for the cost of re-engineering the structure I'd be better off just building a new one. ![]() It used to have a small 1 car garage that was chopped down to a 12x12' shed when the rear addition was put on. The house we purchased was a 50's 2 storey that had some additions put on over the years. After spending all that time having to use my parents' garage to work on my cars (92 Miata, 07 Miata and a 16 GTI), one of my must haves was a garage. My wife and I purchased our first detached home this summer after spending the last 10 years in condos. ![]()
